FULL-SERVICE PROPERTY MANAGEMENT

We offer this service to the investor/homeowner that has a home as an investment, but would rather not have the day-to-day worries and maintenance. Upon contracting with Canyon Wren Property Management, we instantly go to work for you! We advertise your Property, screen your potential Tenants, do interior and exterior inspections, use qualified personnel for maintenance, collect rent and deposits, send you monthly reports of your account, recommend maintenance to help ensure that your investment retains its value and much, much more! In the unfortunate event that we have to involve the legal system, we have access to the documents needed and attorney referrals, should you not want to handle the situation directly.  Property Managers cannot appear for, or represent an Owner in court.  We can, however, go with you and your attorney, with the Tenant file.

ONE-TIME PROPERTY MANAGEMENT

We offer this service for investors who manage their property themselves, but would like assistance with finding a tenant. With this service, we will perform an initial inspection of the property to ensure it's health and safety condition and discuss with you how successful our office feels we can be with your property and discuss it's current rental market value. We will advertise your Property, screen potential Tenants, present them to you for approval, collect initial rent due and deposits due, negotiate the lease terms, complete the rental agreement and have them move in. Once the Tenant moves in and all is fine, we will transfer any/all monies less our fee to you along with copies of all documents.  From this point forward, you are the Landlord and will handle all situations and maintenance directly with the Tenant. We can also provide a copy of the Arizona Landlord-Tenant Act upon your request.
